And that’s so good to hear for someone who’s selling their home. Years ago, when Jon was in the market for a home in Philadelphia, he couldn’t believe the percentage of the asking price based on the kitchen remodels.

In all our years of running a homebuying company, we have come across the following appliances that people consider during a kitchen remodel.

Range, Stoves, Ovens, & Cooktops
When our colleague Brandon remodeled his home, his first step was to choose the cooktop for his kitchen. Brandon considered two factors: resale value and his love for cooking.
The most common type of cooking appliance is an oven/stove combination. In luxury kitchens, it’s common to opt for a separate wall oven with cooktops. “However, my advice would be to consider the size of the kitchen before choosing the cooktop.”
Hood or Microhood

The most common types are a tapered hood or a pyramid chimney-style hood. These are tailored to suit countertops rather than kitchen islands.
An efficient way to set up your kitchen is to mount the microwave above your range. Built-in microwaves are not very expensive and double up as a vent, with a fan on the bottom side. The higher-end option is to use a hood above the range. Many high-end kitchen remodels feature micro-drawers, which are microwaves built into the cabinetry.
Fridge Size & Style
Refrigerators come in many different sizes. Home Serve suggests that they are standard in terms of price, with most basic refrigerators costing less than $1,000. But smart fridges or refrigerators with ice dispensers can be significantly expensive. One of our clients purchased a property where the smart fridge cost $3,000.
For refrigerators, size is essential. Focus on:

- Depth
- Width
Dishwasher
Dishwashers typically come in standard sizes. They are usually half-sized (suitable for one or two people) or full-sized. Usually, the main decision you need to make is about whether to have a dishwasher in your kitchen or not, as the size doesn’t matter greatly.
Considered an unessential item, dishwashers can be replaced by handwashing in the sink if space is limited. Forbes suggests that installing a dishwasher can cost $970. But homes with a dishwasher don’t necessarily see an increased resale value.
