In most cases, the attic’s primary use is storage. However, new construction homes are adapting to lifestyle changes and designing attics for more than just storage.

1. Home Office

A home office is the easiest way to transform your attic in Pennsylvania. You get a dedicated workspace that doesn’t interfere with the rest of the housing unit. But it wouldn’t have worked in this client’s case as he already had a home office on the second floor.

2. Home Gym

A home gym in an attic is a larger investment. You will end up spending more on equipment and establishing a gym-like environment. But odds are that it won’t be attractive to a wider pool of buyers. Around 71% of homebuyers want stability, transportation, a school district, and the overall cost of living when searching for a new home. And a home gym generally doesn’t fit the bill.

3. Library/Study Area

I have heard from several people about converting their attic space into a library. This also acts as a study area for school-going family members. Two of our clients paid extra for an attic with this feature. Around 21% of potential homebuyers will make an offer if the attic has a study area. When Debbie stages a home, that also includes the attic. “I am aware that it costs around a $1000 more to stage the attic as a library or study area. But in my experience, the investment pays off.”

4. Additional Bedroom

A more common idea for an attic in your PA home is a spare bedroom. Many homeowners prefer to have extra space for a growing family, guests, or to rent. Although with renting the space, homeowners may have to adhere to regulations. For our client, this was a good idea as their property is a convenient drive to a major tourist spot in Philadelphia.
