How To Sell Your House with Noisy Neighbors Around?

Selling a house with noisy neighbors

Noisy neighbors? That’s not unheard of. Many homeowners face issues caused by noisy neighbors. These issues can even persist if you’re considering selling your home. And that could get difficult.

If you are trying to sell your home, noisy neighbors could become an unattractive feature surrounding the property. Noisy neighbors can become an inconvenience for remote workers and families who make up a part of the buying pool.

One of our colleagues had trouble with a noisy neighbor. The neighbor used to play loud music, disturbing Dave and other neighbors. Things got so bad that Dave finally moved.

1. Confront Noisy Neighbors Directly

Noisy neighbors in Philadelphia.

Years ago, we had an open house in Philadelphia. The next-door neighbor was mowing the lawn, and I could tell that several prospective buyers left the showing early because of that.

Here’s a snippet from the conversation.

Jon: Good afternoon, sir. I’m Jon, and this is my business partner Alex.

Neighbor: Good afternoon, folks. How can I help you?

Jon: Sir, we have an active open house in the property. Please keep the noise to a minimum.

Neighbor: I am happy to help. Have a nice day.

Jon: That’s so kind.

Do you see how this conversation went? Now, I’m not saying that it’s an established word–to-word guideline, but it’s an example. It could very well have gone south had the neighbor questioned us as to why we didn’t inform the next-door neighbors about the showings before the actual dates.

2. Write a Note

Informing your neighbors in writing before any scheduled open houses is a reasonable way to avoid problems at the event.

3. Buy Noisy Neighbors a Gift

Jon seems to think that this may appear as a bribe, but it isn’t. A peace offering is a kind gesture and serves as an incentive for the noisy neighbors to calm down. This is true if they are new neighbors.

4. Schedule Showings Strategically

Another way to prevent noisy neighbors from causing an issue when selling your house is to schedule showings during quieter times of the day. For example, you will need to know the exact times when your neighbors are loud.

Plus, even if you know roughly when your neighbors become noisy, they may not always stick to these times. However, you may get lucky when showings are taking place if you plan.

5. Soundproof Your House From Noisy Neighbors

Finally, the most effective way to deal with noisy neighbors (should confronting them fail) when selling a house is to soundproof it.

This requires both money and time, depending on what soundproofing techniques you employ. It can save buyers’ strife caused by noisy neighbors in the future.

You could install thicker drywall or soundproof boards on the walls. This is the most expensive strategy for dealing with noisy neighbors when trying to sell your house.

Testimonials from Agents

“A neighbor of my client barged into the open house and stirred up trouble because they had an ongoing dispute.”

Stella (Agent)

“One of my clients has notified me that they would prefer we notify the immediate neighbors beforehand about any showings to avoid disruption. I thought it was smart as I realized that several neighbors had young kids who played in the backyards and the street around our client’s house.”

Summary

Now, you have several choices for handling noisy neighbors when selling your house.
