Technology in Real Estate?

Real estate and technology? Friends forever, just like Jon and me.
Technology in real estate is an easy way to sell your home. How, you ask? “Technology offers insight from the initiation of the conversation until the house is finally off the market.” Technology in real estate impacts sales when combined with other tools that help realtors sell a home fast.
From software to virtual open houses, technology has instilled confidence in real estate professionals and homebuyers. “I feel more secure undertaking appraisals on properties as sources offer a wider range of data and comps.”
At Brotherly Love Real Estate, we incorporate technology for the entire transaction. Here’s our approach.
1. Drones
Drones have transformed the real estate dynamic. Potential homebuyers can view a property from a perspective not possible from the ground level. We use the video-to-text to generate comprehensive descriptions of the properties. Several clients appreciate this detail as it lets them understand the listing and absorb its features.
Drone footage offers virtual open houses for out-of-state homebuyers. This has been an excellent advantage for real estate professionals as they can tap into a wider buyer pool. We present our clients with aerial footage before the in-person visit to surprise their senses. This strategy boosted our sales by 29%.
Drone photography is essential to real estate marketing. “Strategic photographs are the engine for marketing and highlighting a property.”
2. Virtual Reality & Augmented Reality

The primary use of this technology in selling homes is to let potential buyers virtually access a property. Virtual tours are for buyers who cannot visit the property. Clients who relocated to Pennsylvania from other cities often engaged in VR tours.
Augmented reality is similar to virtual reality. However, instead of being fully immersed in a virtual world, users can see the real world around them with virtual objects superimposed over it.
3. Virtual Staging
Virtual home staging is the process of using computer-generated imagery to digitally furnish and style a home before the listing is live. It can be used to give potential buyers an idea of what the property could look like with different furniture and décor. Virtual staging in real estate is a tactic to stage under-construction properties.
When staging a house for sale in PA, we incorporate a blend of traditional and virtual staging. This is an increasingly popular technology in real estate.
4. Digital Marketing

Almost 97% of homebuyers conduct a property search online. Digital marketing in real estate lets agents reach a wider audience. Brotherly Love Real Estate uses YouTube as a digital marketing platform to connect with clients. Our idea is to showcase home flips under 30 seconds or less. Of course, 30 seconds will not capture the entire process, but the strategy is to capture the viewers’ attention, and that works.
Jon claims that “by leveraging the power of digital marketing, real estate agents can more effectively sell homes.” Agents can utilize digital marketing for simple homes to exclusive properties.
5. Artificial Intelligence
I left the most prominent for the last. AI in real estate is now gaining more popularity. Although AI is a controversial topic, real estate professionals are navigating this change. AI is empowering professionals with tools to enhance analytics, customer service, lead generation, and efficiency.
I believe that “the need for transparent and reliable technology in real estate is growing, and AI can further streamline transactions.”
Summary
As a real estate professional, I realize the relevance of technology. Professionals and homebuyers are now equipped with tools that can make real estate transactions more proficient. And at the end of the day, everyone in the homebuying business wants a smooth transaction.
